EAGAN, MINNESOTA— Kwik Trip, Inc. has purchased a 3.53-acre commercial site from Hy-Vee, Inc. for $3.5 million, with plans to construct a new 24-hour convenience store, fuel station, and car wash at the corner of Diffley Road and Pilot Knob Road.
The sale was submitted on July 15, 2025, and finalized on July 18, 2025, according to a real estate transaction filed with the Minnesota Department of Revenue. The site includes three parcels located at 4160, 4168, and 4198 Pilot Knob Road, previously owned by Hy-Vee and part of the Hilltop Plaza development.
Kwik Trip’s Public Relations team confirmed the new location will be a next-generation Gen3 store, bringing a modernized layout and appearance to Eagan.
“This will be a new store that will be under construction and opening in 2026,” said a Kwik Trip spokesperson. “It will have a modern look with updated signage, tiles, and color schemes. It will also include a two-bay car wash and a fuel canopy.”
The site was formerly home to an aging gas station and a dated retail strip center. Kwik Trip plans to demolish the remaining structures and redevelop the property with a fresh layout designed to serve the surrounding community better. The last two remaining retail tenants are expected to vacate the premises by the end of this year.
The future store will offer groceries, fresh produce, bakery and deli items, fuel, car wash services, and outdoor merchandise displays. All operations are slated to run 24 hours a day, pending compliance with city codes related to lighting, sound, and proximity to neighboring residences. According to city documents, Kwik Trip’s redevelopment proposal was reviewed and approved under a Planned Development Amendment, which provides flexibility for unique infill and redevelopment projects. The City of Eagan cited the benefits of revitalizing a long-underutilized commercial corner, which has struggled with persistent vacancies.
The new store will also feature improved stormwater infrastructure, upgraded signage, a pedestrian connection from Pilot Knob Road, and new landscaping buffers, especially along the east side of the site near Hilltop Lane, which borders residential properties.
Kwik Trip estimates the project will create 25 to 30 permanent jobs and contribute nearly $600,000 in annual payroll to the local economy. Construction is expected to begin after the site is cleared later this year, with a grand opening targeted for 2026.
